Approach

An initial site visit was conducted during rainy weather conditions, revealing water ingress at multiple points on both the roof and facades. A follow-up inspection took place six days later in dry weather conditions, using a bucket truck for close examination of the identified defects.

Observations

The inspection revealed multiple defects:

  • Water ingress through the roof edges, migrating inside the building and along the glazing.
  • Waterproofing breaches have caused damage to technical rooms, kitchens, and lower-level spaces.
  • Eaves water pooling resulting from inadequate drainage design.
  • Facade base design flaws allowing water penetration between glazing and concrete, which compromises insulation and internal structures.
  • Missing roof underlay – the absence of perimeter waterproof underlay exacerbates infiltration in the event of heavy rain.
Conclusion

The inspection confirmed that while the central roof section complies with the Swiss standards SIA, the protruding elements and perimeter flashings exhibit significant waterproofing failures. This lack of protection has led to water ingress affecting the building facades, interior spaces and technical infrastructure.

Request for a villa expertise to assess the condition of its insulated facades

Situation

The analysis revealed multiple defects related to the metal window and French door frames, as well as the sealing joints. Insufficient fixings, buckling of the frames and non-compliant connection details (BG1 joints, lack of compartmentalisation, unsuitable corner profiles, etc.) are causing significant water infiltration through the façade.

  • Reference to Standards: Systematic verification of installations against regulatory requirements and supplier specifications.
  • Documentation & Analysis: Recording of technical observations to confirm that the entire structure fails to provide adequate waterproofing, justifying a comprehensive revision of the thermal envelope’s junction design.

Summary
